When the deadline is the deal

Most commercial loan timelines are measured in months because banks are built for committee process, not urgency. But a large share of real commercial transactions live and die on a calendar: a purchase contract with a hard closing date, a 1031 exchange with 45 days to identify and 180 to close, a maturing note the current lender won't extend, an auction with non-refundable earnest money, or a partner situation that has to settle now.

How fast can a commercial loan realistically close?

With clean title, supportable value, and an organized borrower, bridge and private money closings can happen in as little as one to two weeks. Thirty days is comfortable for most alternative programs. Bank and agency timelines run 60-90+ days, which is why deadline deals route elsewhere.

I'm in a 1031 exchange and my replacement deal's financing fell through. What now?

This is one of the most common fast-close scenarios we see. A bridge or private money loan can close inside your exchange window, securing the replacement property and preserving the tax deferral. You then refinance into permanent financing on a normal timeline. Bring the exchange documents and your accommodator's deadlines to the first call.

Does a fast closing cost more?

Speed-priced capital costs more than a 60-day bank loan, yes. The relevant math is the alternative: forfeited earnest money, a blown exchange and its tax bill, or a default on a maturing note. Request current terms and compare the cost of the loan against the cost of missing the date.

What slows fast closings down?

Title problems, valuation surprises, and borrower-side delays — missing entity documents, unavailable signers, incomplete financials.
