Denali brokered a layered SBA 504 capital stack: a conventional bank first mortgage of up to $1,710,000 (25-year term, 6.99% initial rate fixed in 5-year periods) paired with a $1,240,000 SBA 504 debenture, requiring only about 10.10% minimum cash equity ($331,560) from the borrower.
The Outcome
Approximately $2.95MM of combined debt capacity at up to 90% of eligible project cost, with a 25-year bank term aligned to the life of the real estate — preserving the operating company's working capital instead of draining it into equity.
